房地产经营中的人和事(二)
最近又驱赶了一房客，让我们忙乎了一阵子，写写经历，亦看看人生百态。
这个房位于南加的内陆地区，八年前用10万买的短售屋，先后有过3个租客，第一个租客是老墨住了一年后，自己买房走了，第二个租客是在州农业部工作的单身母亲，住了四年，后来不堪前男友的骚扰，搬走躲起来了。
最近的租客是三年前住进来的，这个租客是白墨，40多岁，人长得象电影明星一样帅，当时是跟刚大学毕业的白人女友一起来租房，住进后前几个月，交房租非常准时。白墨在一装修公司上班，干活手巧，正好我们在那边还有几套出租房，修修补补的事就付钱找他干了，记得有个近2万的装修也是他和他朋友干的。他挣钱应不少，除了正常工作，还挣外快。不幸的是，半年后白人女友离开了他，很快他就有了新的女友，新女友是瘾君子，近朱者赤，近墨者黑，白墨也染上了毒瘾，染毒一但上瘾，挣多少钱也不够花了。我们让他干的活，乱报开销，也不敢再用他了。再后来工作没了，房租从没准时交过，而且从房租里未经我们同意就常扣掉维修费，鬼知道他做了什么维修。邻居也抱怨，他们常常十几，二十人通宵达旦的嗨，搞得周围不得安宁。
去年10月，白墨租客告诉我们，他出车祸了，不能按时交房租。随后我们二次催问他房租，他说在外州，过几天回来就付，无奈我们只好进行驱赶房客。由于他没有抗辩，一个多月警察l就准备 Lock out了。这时，他又找到我们，把所有欠的房租都付了，还预付了一个月，说他将他不用的其他房间出租了，以后不会再晚交房租。我们想想在那个区找个好房客也不容易，就准备让他再住下去。没想到接下来的一个月，他又找了很多麻烦，说水池漏水，地板要全换，还装模作样给了我们很多照片。看来这烂客人还是不能留，我们将他付的房租全部用现金支票退回给他，叫Sheriff 重新安排lock out 时间，前后经历五个月，5月初总算完成整个程序。lock out 那天，我们见到那白墨租客，都不敢认了，以前英俊潇洒的类明星变成了干枯的小老头。
房子重新回到我们手中后，仔细检查了一下，房屋损失还不大，只是煤气管漏气，花了我们2000多银子修理。房子进行简单装修后，我们本想26万卖掉，但顺便做了个出租广告，几天内竟有100个电话和email询问, 在租房申请人中有个护士信用分数竟有750，我们毫不犹豫就把房子租给了她。

Here but I’ve bought other fakes off here and you couldn’t tell, but this purchase in particular looks extremely fake. I’m kinda embarrassed to walk around with it because you can tell immediately it’s not real,l. The flip to close the purse is not centered and the material looks cheap. I feel like you can find way better fakes on this site than this one.
